Rebrand any Loansteady proposal — FHA, VA, Conventional, or mixed — with financed UFMIP / VA Funding Fee surfaced as visible closing-cost line items.
Upload a Loansteady pricing-engine PDF. The tool detects each offer’s product type automatically and applies the right transparency per column — FHA UFMIP or VA Funding Fee gets surfaced as a visible line item (or VA Funding Fee — Exempt when the borrower qualifies for the waiver). Conventional offers pass through unchanged. The Cash at Closing total stays the same as on the source quote.
For USDA quotes, use the dedicated USDA Quote tool — it handles eligibility checks and the 0.35% monthly fee in addition to the financed guarantee fee.
Combining quotes — upload more than one file
The pricing engine exports at most 3 options per sheet. Drop in several sheets and
their options are merged into one side-by-side proposal, up to 6 columns. This
replaces the old Quote Combiner — and unlike that tool, a combined sheet built here
keeps the FHA UFMIP / VA Funding Fee transparency and the APR treatment.
Every sheet must be the same borrower and the same property. Borrower,
property and loan-officer details are taken from the first sheet that has them.
Products can differ. Put a Conventional sheet, an FHA sheet and a VA sheet
together and each column keeps its own loan amount, LTV, mortgage insurance and
financed UFMIP / Funding Fee — the products are detected per offer, not per
upload. Same-product sheets at different pricing work the same way.
Column order follows file order. Files appear in the list as you add them;
drop a second batch to append, or use the × to remove one.
Both toggles below apply to every offer across all the sheets.
Page two is written for whatever you upload — a comparison when there are
several options, a walk-through of the loan when there is one.
If a file can’t be read, it is named in the warnings after generating and its
options are simply absent — check that panel before sending.
Quote criteria are optional. One block appears per uploaded sheet, because
the pricing engine sets these per run. Property type and occupancy are one value
for the sheet; the rest are per offer and map left to right onto that sheet’s
columns. Attach the engine screenshot to fill a block in — several per sheet
is fine — or just type it. Anything left blank is left off the quote.
Relcu format
Each pricing run: one paste + one screenshot
In Relcu’s Available offers, expand every section — Loan criteria,
Selected rate, Monthly payment, Closing costs and each section inside it.
Click inside the offer table, press ⌘A then ⌘C, and paste it
into the run below.
Screenshot the top of the page — title bar, the Loan details panel and
Loan criteria expanded — and drop it into the same run.
A run holds up to 3 options. Add another run to combine — up to
6 options, in the order the runs are listed. Products can differ (Conventional,
FHA, VA), but every run must be the same borrower and property.
FHA/VA rows, earnest money and seller credit only appear when they apply. Their
absence is normal and is not flagged.
The borrower comes from the title bar and the property from the Loan details panel,
so include the very top of the page in the screenshot.
Every figure is read from the paste and every total is checked against its parts.
Anything that does not reconcile is shown in red after generating.

Apply pricing improvement
Improves each offer’s pricing (for after-hours quotes) — reduces points or adds lender credit by the set amount, and adjusts cash to close and APR to match.
0.25
Replace column titles
Standardizes each column header to Rate - points/credit ($), e.g. “6.25% Rate - 1.25 points ($2,346)”.
Credit treatmentgift of equity, a credit from someone other than the seller, or one over the cap
Relcu has one credit field, so anything else rides along inside the seller credit. Leave as provided unless it is a gift of equity, carries a credit from someone other than the seller, or is over the guideline cap.
