Structure a temporary buydown on any Loansteady proposal — 3/2/1, 2/1, 1/0, or 1/1 — with the per-year payment schedule and subsidy.
Step 1
Estimate the subsidy cost
Run this before you pull the quote from Relcu. It tells you roughly what the buydown
subsidy will cost, so you can choose a rate that carries the right amount of credit to offset
it — whether that ends up seller-, lender-, or borrower-paid. Nothing is uploaded
and nothing is saved; the exact figure comes from the real quote in Step 2.

Term
Enter a loan amount and an approximate note rate.
The subsidy is the total payment differential over the buydown period, so it moves with the
note rate — but not sharply. On a $500,000 2/1, being 0.25% off on the rate changes the
cost by about $130, so a close estimate is enough to pick a rate against.
Step 2
Build the branded quote
Upload a Loansteady Loan Proposal PDF (the same source quote the Standard Quote tool uses), pick the buydown structure and who funds it, and the tool builds a branded proposal showing the base note rate, the per-year rate & payment through the buydown period, and the Buydown Subsidy in the cost setup. The borrower still qualifies at the permanent note rate — the buydown only subsidizes the early-year payments.

Apply pricing improvement
Shifts the quote’s points/credit toward a credit by the set amount and adjusts
closing costs and cash to close to match — the same toggle as on the Standard Quote.
The buydown subsidy and the payment schedule are unaffected: those come from the note rate,
which this does not move.
