Upload a comparables screenshot (e.g. from the PennyMac AVM) and enter the address — Claude estimates the home’s value from those sales and researches the monthly carrying costs (property tax across all jurisdictions, insurance, HOA) onto a clean branded form.
Pick the state, then type the county. Add the city only if the home is inside incorporated city limits (a city levies its own tax). If you’re not sure it’s incorporated, leave city blank — county + school is the safe baseline. At least one of county or city is required. Property type tunes the insurance estimate (a condo uses a lower HO-6 policy; a 2-4 unit uses a higher multi-family policy).
Optional with a specific address — if entered, it’s used as the go-forward tax basis (a sale usually resets the assessed value to the purchase price).
Enter 2–3 prices for comparable homes. Each is costed as its own property: property tax = the area’s effective rate × that price, insurance scaled to value, HOA flat.
On: Claude centers the estimate near this number and foregrounds the comps that support it — staying honest (if the comps can’t reach it, it says so). Off: Claude estimates purely from the comps/data. The target is not printed on the sheet.
Cost-only mode uses the address to pull property tax (all applicable jurisdictions), insurance, and any HOA. It still looks up the assessed / AVM value as the tax basis, but skips the comparable-sales valuation — so no comps upload is needed.
Best results: upload your comps. Pull comparables from the PennyMac AVM (or similar) and drop the screenshot above — the value is estimated from those verified sales. Without comps, Claude falls back to web search (lower confidence). Either way it’s an automated estimate, not an appraisal: property tax reflects all applicable jurisdictions, insurance is a regional ballpark, HOA shows only if found. Verify before client use.
